Can you hold a place before I apply?
Unfortunately, no. All of our properties operate on a first-come, first-serve basis for qualified applicants. You're more than welcome to submit an application prior to viewing the property if you'd like. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
We require that the security deposit is paid within 3-4 days of the lease signing, with the first month's rent due by the day that you are taking possession of the home. The first month's rent must settle (clear) at the bank by that day, so we ask that you allow enough time for this. Both the security deposit and rent may be paid online, provided there is enough time for the payment to settle before taking possession. We don't charge last month's rent. -
How old do you have to be to apply?
You must be of legal age to enter into a contract, which is 18 years old. -
Is the deposit refundable?
Yes, the security deposit is refundable. Upon vacating the property, we conduct an inspection and compare it with the move-in inspection. Any necessary cleaning, carpet cleaning, or repairs are deducted from your security deposit, with the balance refunded. While we cannot guarantee the entire deposit will be refunded, we strive to return as much as possible to the tenant. -
Who needs a cosigner?
An applicant with a credit score between 650-690 or who doesn't quite meet the minimum income requirements may need a cosigner. If your credit score is between 650-690, you may use a cosigner provided that person's credit score is above 725 and they make 3 times the rent themselves. A cosigner may also be necessary if your income doesn't meet the minimum income requirement of 2-3 times the monthly rent, depending on the property location. -

How do I pay rent?
Rent may be paid online using your bank account or credit card. Alternatively, you can pay by personal check, cashier's check, money order, or cash at our office. If mailing a check, ensure it's received by the 5th day of the month to avoid late fees. -
I want to get a pet. What should I do?
Please check with your property manager to see if a pet is allowed. If approved, you'll be required to pay a $300 security deposit per pet, refundable upon vacating the property, provided there's no pet damage. -
I want to move out, but my roommate wants to stay. What should I do?
Depending on whether the individual wanting to stay can qualify on their own, they may need to vacate the property. The tenant(s) moving out should contact the property manager to inform them of their plans. The property manager will then communicate with the remaining tenant(s) to determine if they qualify or are adding additional person(s). Anyone new must complete an application and be screened. There's an additional fee for adding/removing a roommate. -
My lease expiration is coming and I want to move out. What should I do?
Contact your property manager to let them know you do not want to renew your lease and will be vacating at the end of it. If breaking your lease, you'll be charged 1.5 times your current monthly rent, due upon giving notice. -
Who is responsible for paying for repairs & maintenance requests?
In most cases, owners are responsible for maintenance and repairs unless they are determined to be tenant-caused. Tenants are liable for items designed to wear out (e.g., batteries, light bulbs) and for damages they cause. Submit a maintenance request for any issues. -
Do you accept Portable Tenant Screenings?
Yes, we accept Portable Tenant Screenings. Please ensure the screening includes all required information and is less than 30 days old.
